According to LankaPropertyWeb, improved connectivity through the expressway is expected to reshape investment opportunities across the proposed route, with areas adjoining the corridor such as Polgasowita, Gonapola, and Horana emerging as potential growth zones.

Historical data suggests strong momentum already exists in key locations. Between 2017 and 2025, Ingiriya experienced a sevenfold increase in average land asking prices, rising from Rs. 49,363 per perch to Rs. 344,850 per perch. During the same period, Padukka saw a 151.3% increase, outpacing broader market growth in Colombo District and Kalutara District.
