Tilko Blue Ocean Holdings has secured Board of Investment approval to construct Yarl Royal Palace, a high-rise residential project that will become Northern Sri Lanka's tallest building.

Tilko Blue Ocean Holdings (Pvt) Ltd. has signed a Board of Investment agreement to develop Yarl Royal Palace, a premium residential complex in Jaffna that will stand as the Northern Province's tallest structure upon completion. The 19-storey development will be situated at Kandy Road, overlooking the historic Old Park, and will comprise six levels of parking facilities alongside 13 residential floors containing 78 premium units.

According to the developer, the project represents confidence in Jaffna's long-term economic prospects and signals the Northern Province's capacity to attract significant private investment. The company identified several factors supporting growth in the region, including an entrepreneurial community, established professional and educational institutions, improving infrastructure, valuable urban land, and connections with the global Tamil diaspora.

Beyond its architectural contribution to the city's skyline, Yarl Royal Palace is expected to stimulate economic activity across multiple sectors including construction, engineering, consultancy, building materials supply, logistics, financial services and property management. The development is projected to generate employment opportunities and contribute to the modernization of Jaffna's urban landscape.

Tilko Blue Ocean Holdings emphasized that while Colombo has historically dominated premium residential development in Sri Lanka, this project demonstrates potential for sophisticated private investment outside the capital. The company noted that the development aims to strengthen diaspora connections by offering overseas families, professionals and investors opportunities to participate in Jaffna's evolving property market.
